A 31sq m storage cupboard in a Fort Street apartment in Auckland’s CBD has sold for $200,000 at auction after hot bidding.
Listing agent Marco Sahar of Ray White Auckland Central says the price fetched for the cupboard in the Silo building was not much less than the cost of many of the apartments on the block, which cost between $220,000 and $225,000.
“But they have a kitchen and a bathroom and appliances. Getting that kind of price for a cabinet with none of these things is insane. For a storage unit, it costs almost $6,500 per square meter, when apartments cost $6,000 to $7,000.”

At 31 square meters, the closet was larger than 80% of the apartments in the building.
Sahar says there were 10 registered bidders at the auction, with two bidders raising the price: “The owner was thrilled with the price he got. Getting that much was a surprise to everyone in the auction room.”

Reduces selling price to rarity value. “The last time one of these lockers came on the market was in 2019, when a 19m² one sold for $135,000. But that was three or four years ago, and it’s a different market than today; now it’s more difficult.”
Sahar says there are six 67m² lockers in the building and they can be sold for around $400,000.

He received two pre-auction bids of $40,000 and $45,000 for the 31 sq m wardrobe, but says expectations were around $100,000.
“11m² parking lots cost $100,000, but you can’t park your car in that box or turn it into a parking lot.
“That’s why we go to auction – you never know what the market will pay for it.”

The listing agent says the rarity value was the reason the price soared to $200,000.
On his listing, Sahar said, “Over 80% of apartments in the Silo building, sure to be a good investment for those needing extra storage in the area!”
